Serca Fine Homes builds the finest custom homes for its clients. Our standard specifications include the following:


  1. Entry-resistant framing on all perimeter doors.
  2. 2" x 6" exterior wall construction.
  3. Superior architecturally designed homes with inspired brick and/or stone, pre-cast stone.
  4. Pre-finished maintenance free aluminum or vinyl, soffits, fascia, downspouts.
  5. Self-sealing fiberglass shingles (minimum 40 year manufacturers warranty).
  6. Luxury exterior low E argon vinyl casement.
  7. Front and rear of lot to be graded and sodded.
  8. All windows are fully caulked with quality brand caulking.
  9. Asphalt paved driveway included in purchase price if applicable. Vendor not responsible for future settlement.
  10. 3/4 inch T & G plywood sub floor.
  11. 3/8" exterior roof sheeting.

LUXURY BATHROOM FEATURES


  1. Water resistant board on tub and shower enclosure walls up to ceiling.
  2. Purchasers choice of cabinets for vanity in main bath, ensuite, and secondary ensuite (where applicable).
  3. Strip lighting over mirror in all bathrooms and powder room.
  4. Colour co-ordinated kickplates to compliment cabinets.
  5. Ensuite bath off master bedroom with elegant bath and separate shower.
  6. Exhaust fans vented to exterior in all bathrooms.
  7. Privacy locks on all bathroom doors.

DISTINCTIVE INTERIORS


  1. Approximately 9' high ceiling on ground floor (except where mechanical or duct work requires a lower height).  Second floor and lower level ceiling will be approximately 8'.  Ceiling height in laundry room and powder room may be modified to accommodate mechanical systems, duct work or architectural changes (some walls may also be modified).
  2. Stair landing to match the 1st floor area covering.
  3. Elegant oak stairs, oak handrail and oak nosing on the main staircase.
  4. 7 1/4" baseboard throughout with colonial stop in all areas.
  5. 3 1/2" casing with 1/2” backbend on all swing doors, main floor archways, and windows throughout in all finished areas where applicable (all in wood).
  6. All drywall applied with screws, using a minimum number of nails.
  7. Quality door handles, various finishes.

FAMILY ROOM


  1. Gas fireplace complete with glass panel, gas log with ignition switch and trim surround.

LAUNDRY ROOM FEATURES


  1. Laundry tub hot and cold-water shut offs.
  2. Heavy-duty electrical outlet for dryer.
  3. Dryer vented to exterior.

LIGHTING AND ELECTRICAL FEATURES


  1. Electrical outlets in all bathrooms and powder room include ground fault protection.
  2. 200 amp electrical service with breaker panel.
  3. All wiring in accordance with Ontario Hydro standards.
  4. Light fixtures in all bedroom ceilings. Light fixtures in kitchen, family room, bathrooms, laundry room, upper hall and switched electrical outlet in living room.
  5. Two electrical outlet on the garage wall, one on the garage ceiling for a future garage door opener and one in unfinished area of basement under electrical panel (if garage applies).

HEATING INSULATION AND ENERGY EFFICIENT FEATURES


  1. Forced air high-efficiency 2 stage gas furnace with electronic ignition power vented to exterior.
  2. Air-conditioning.
  3. Programmable thermostat centrally located on main floor.
  4. All insulation in exterior walls, roof and in basement, in accordance with the standards set as per the building code and expanding foam insulation on garage ceiling under living space.
  5. House sealed in vapour barrier as per building code.
  6. Weather stripping on all exterior doors.

PAINTING


  1. One coat of primer and two coats of quality paint on all walls and woodwork.
  2. One coat of primer one coat finish on all ceilings.
  3. Trim and doors to be painted white or off white.
  4. Choice of 4 colours for walls from vendor’s samples (dark colours extra).

FLOOR COVERINGS


  1. Choice of quality imported ceramic floor tile standard through foyer, kitchen/breakfast area, powder room, all bathrooms, and laundry room (kitchen floors may be hardwood).
  2. Engineered floor system throughout with 3/4" tongue and groove subflooring to be glued, nailed, screwed and sanded.

SECURITY AND TECHNOLOGY


  1. Security system consisting of control keypad, motion detector, and magnetic contacts on all external main floor doors and operating windows.
  2. Poured concrete front porch.
  3. Concrete basement floor with drain.
  4. Professional home cleaning prior to occupancy, including windows.

TWO YEAR WARRANTY PROTECTION


  1. The home is free from defects in workmanship and materials including caulking windows and doors so that the building prevents water penetration.
  2. Defects in workmanship and materials in the electrical, plumbing and heating systems.
  3. Defects in workmanship and materials, which result in the detachment, displacement or deterioration of exterior cladding.
  4. Hardwood may react to normal fluctuating humidity levels producing gapping or cupping, both considered to be within acceptable industry standards.  Actual square footage may vary slightly depending on elevation selected.
